Cáceres and Badajoz, the capitals with the lowest apartment sales prices


Extremadura remains the community with the cheapest flats after falling almost 1% in February, according to Pisos.com

Extremadura remains the autonomous community with the cheapest house price in the country, with an average of 798 euros per square meter, after experiencing a decrease of 0.96% in February compared to the same month in 2021, and 1.22 % compared to the previous month, according to the monthly sales price report of Pisos.com.

Monthly, the decrease in the province of Cáceres (-1.65%) was greater than that of Badajoz (-0.92%). Compared to last year, Cáceres (-4.08%) recorded the second largest national adjustment and Badajoz (0.49%) the second smallest national rebound.

In terms of prices, Cáceres, with 760 euros per square meter, was the fourth cheapest province in Spain, while Badajoz, with 823, was the seventh.

National data

In the national group, the average price of second-hand housing in Spain was 1,887 euros per square meter in February 2022, 0.19% more than in January and an increase of 3.79% in the interannual rate.

The most expensive regions in February 2022 were the Balearic Islands with 3,363 euros per square meter (euros per m2), Madrid (3,139 euros per m2) and the Basque Country (2,835 euros per m2).

On the other hand, the cheapest were Extremadura (798 euros per m2), Castilla la Mancha (834 euros per m2) and Murcia (1,059 euros per m2).

In the interannual rate, the most striking rises occurred in Madrid (+7.28%), the Balearic Islands (+6.87%) and the Valencian Community (+6.34%), while the most intense adjustments occurred in Asturias ( -1.99%), La Rioja (-1.59%) and Navarra (-1.37%).

The most expensive capital was Donostia (San Sebastián), with 5,441 euros per square meter, followed by Barcelona (4,335 euros per m2) and Madrid (4,124 euros per m2). However, Jaén was the most affordable, with a price of 1,102 euros per square meter.

The most intense rises in interannual terms in capitals occurred in Alicante (+11.48%), Palma de Mallorca (+11.45%) and Valencia (+10.77%). On the contrary, those that fell the most were Palencia (-11.02%), Lugo (-3.33%) and Teruel (-2.87%).

“House prices will continue to rise”

The director of Estudios de piso.com, Ferran Font, has stated that the price of housing will remain in the “positive zone” throughout the year, with slight increases. A situation that is “very reasonable” and is due to the interest in housing as an investment asset compared to other more volatile ones.

Likewise, Ferran Font has pointed out that “there is still a lot of accumulated savings to give out”, and the financing continues to be on the buyer’s side, since the European Central Bank has not yet “taken any firm step” on raising interest rates to combat inflation.

However, the specialist has stressed that while the impact of the pandemic on the stock markets was fading, the consequences of a geopolitical event of such magnitude as the war in Ukraine must be kept in mind.
