Judicial releases rose 10.8% in the second quarter, while those caused by mortgage debt fell 41% compared to the same period in 2021
The total number of judicial evictions carried out during the second quarter of the year in Extremadura decreased by 8.9% compared to the same period in 2021. However, the trend was not the same if we compare mortgage releases with those caused by non-payment of rent. In the first case, a significant decrease was registered, with 41.4 less compared to the second quarter of 2021.
On the other hand, in evictions caused by non-payment of rent, judicial releases experienced a rise of 10.8%. According to the report on the effects of the crisis in the judicial bodies, prepared by the General Council of the Judiciary, 92 cases were dealt with.
If we compare the number of evictions with the population, Extremadura is one of the regions with one of the lowest rates, with 8.7 evictions per 100,000 inhabitants. They only have data below Navarra (8.3) and the Basque Country (8.4). On the contrary, the community that registers the highest number of evictions due to non-payment of rent is the Canary Islands, with 25.5, for every 100,000 inhabitants, followed by the Balearic Islands (23.5); and Catalonia (23.2).

On the other hand, according to the same judicial report, during the analyzed quarter there were a total of 125 foreclosures in Extremadura, 25% more than in the same period of the previous year.
As for the competitions presented, in the second quarter of 2022, there were a total of 74, which has meant an increase of 15.6 percent of the total procedures compared to the same quarter of 2021.
In the workplace, on the other hand, in the second quarter of this year, 430 lawsuits were filed for dismissal, 29.5% more than in the same quarter of 2021.
Payment procedures
The payment procedures presented in the second quarter of 2022 in the Courts of First Instance and of First Instance and Instruction in Extremadura were 4,168, which has meant a year-on-year increase of 0.6 percent.
The order for payment procedure serves to claim liquid monetary debts, determined, due and payable, and includes the amounts owed for common expenses of communities of urban property owners.
Unfair terms
In the second quarter of 2022, a total of 597 cases of this nature entered the courts specializing in abusive clauses; which represents 33.3% fewer cases admitted compared to the same period as the previous year. Of the sentences, 93.7% were upheld.

With regard to verbal possession trials for illegal squatting of homes, for cases in which the owners are natural persons, in the second quarter of 2022 the Extremaduran judicial bodies saw 11, while in the same period of the previous year there were 10.
Catalonia was the region with the highest number of lawsuits -178- representing 22.8% of the national total. Andalusia followed, with 148; Valencian Community, with 114; and Madrid, with 59.
