Some firms that seek alternative locations to locate part of their workforce in cities with a good quality of life and costs more affordable than those offered by large capitals.

Thus, the also president of the CEV employers in the province toI had to acquire the Ocaña 17 building, a huge structure located at the exit of the city by the old Madrid highway, which was built in 2007 to house wholesale textile and footwear establishments of Asian and Maghreb origin. An initiative that had the support of the City Council of the time, with the intention of removing the establishments of this type from the center of the city that proliferated in the surroundings of the old bus station, but which never saw the light of day. outbreak of the economic crisis.

In fact, the building, which is striking for the massive concrete panels on its façade, was never completed and had been in disuse ever since. Although the initial promoter was the mercantile Galacia Multinegocio, which was domiciled in Alcoy, currently the structure belonged to an international investment fund, according to the sources of the sector consulted.

The objective of Palacio is to transform it completely so that it can accommodate large and medium-sized companies, which right now have difficulties to find quality offices in the city and with the dimensions that these companies usually need, since there are hardly entire buildings intended for this purpose, and most of the offer available in the surroundings of Alicante are renovated apartments.

Up to 2,000 workers

The property consists of three floors of about 6,500 meters each -so the rented covered space exceeds 19,000 meters-, in addition to a terrace of similar dimensions. It also has a basement of more than 11,000 meters, with capacity for 440 parking spaces, to which must be added another 110 on the surface. In total, when the reform is completed, it is estimated that it could house between 1,500 and 2,000 jobs.

The investment of Perfecto Palacio is aligned with the Alicante Futura strategy of the City Council, or that of the Generalitat, with the Digital District, which are managing to place the city in the focus of national or multinational companies looking for locations to open new headquarters or delegations. Some companies that are beginning to flee from the high costs of large cities, such as Madrid or Barcelona, ​​but that are looking for well-connected cities with a good quality of life, which allow them to attract talent. This is a trend that began several years ago, but has been accentuated as a result of the covid-19 crisis, which has revalued the options of cities such as Alicante, with more favorable conditions to make work and rest compatible .

A multi-award-winning study to design the reform

Perfect Palacio has chosen the architecture studio Crystalzoo to design the entire reform project of the property, which currently only has the structure finished, but has the interior unfinished. With José Luis Campos as the visible head, it is one of the most recognized architecture firms in the province, with several awards for its work. Their latest accolades have been the two Architizer awards they have won this summer for the Lab_Nucia entrepreneurship center, which won the jury and the public’s award as the best public building in the world. Now they must convert what was to be a shopping center into an office building.
