The race to open new shopping centers in Cáceres picks up speed. In just one week, the works of the Kronos project have started in the old slaughterhouse and the Nuevo Cáceres park, where La Calera was once projected, has received final approval, although it did not prosper.

They are not the only budding initiatives. The most ambitious intervention is the one that was designed a decade ago in the New Fair. The group of owners even hired a specialized firm, JLL, to market the arrival of operators. About 50 companies were interested. This project is the only one that is accompanied by a residential development in the area, with more than 4,000 homes.

The one that has lagged behind is the retail park next to Carrefour. Promoted by Bogaris, the feasibility consultation was addressed at the City Council in May 2017. It is still waiting to resolve the allegations received with the dispute over the ownership of the land, which Pronorba claims, in the background. The City Council hoped to have resolved them in January, but so far it has not been possible.

The image of the machines working on the plot next to the N-521 road, next to the Junquillo, has been one of the best news in Cáceres so far this year. Kronos acquired the site of the old slaughterhouse for 2.7 million. In just two years, he has managed to move the project from the offices to the field itself. In March 2020, he presented his initiative to build a leisure and commercial center in the capital of Cáceres. The workers of the construction company Aglosan are already there.

The idea is that this offer that opens for Cáceres may be available at the end of 2023. The investment is 35 million and it is expected to create 500 direct and indirect jobs. It is the most advanced intervention of all.

The City Council announced in November that it had unblocked “all the commercial projects that were being carried out in the municipal area.” That announcement had to do with the definitive approval of the Way Cáceres execution program. In just three months he managed to start the work. But not all the proposals on the table are clear.

Another of those that is projected and that was addressed yesterday in the Urban Development Commission is that of Nuevo Cáceres. A park of medians is outlined and processed by Sovcom Invest.

Its development has also been rapid despite the fact that it seemed like the ‘poor brother’ of commercial projects. The feasibility consultation was studied at the City Council in October 2019 and this Wednesday the execution program was approved with its final approval to proceed. It is a relatively short term part of what is usual.

With this approval, now the ball remains in the roof of the promoters, who could start the works once they already have municipal authorization. If what happened in the old slaughterhouse is extrapolated, it would be a matter of weeks or even months. “In a very short time the works will be able to start”, the Councilor for Urbanism limited himself to reviewing in a press release. José Ramón Bello highlights the “improvement of car parks and a natural connection with the road access from Mérida”. In fact, on its promotional website for the centre, the company refers to the N-630 as “the longest road in Spain”. The project will attract some 400 vehicles per hour, with a development cost of 658,000 euros and an execution period of two years.

The New Fair is promoted by the Urban Interest Group 1.03 Old Aviation Field. It is a macro center that will be developed in four phases, the first of which is outlined in the commercial section. Add more than 4,000 long-term homes.

Fifty companies were interested in setting up their businesses: a hotel, a service station and brands such as Burger King or Bite the pasta were on the list. There have been changes in the organization.

Since 2019, as the Councilor for Urban Planning recalled, “its execution program has been definitively approved.” However, there was a discrepancy regarding the mortgage guarantee. Once resolved, the promoters planned to go through a notary’s office in the last few days. The dimensions of that investment make its speed more restrained.

The case of the retail park next to Carrefour is different. It should have been the most advanced of all and has lagged behind. Behind it is the specialized firm Bogaris. It was even advanced that Decathlon would come, which has also signed with Way Cáceres, a few meters away.

The main issue is the dispute over land ownership. Pronorba requested the registration of a second group of urban interest, La Labradora. It was rejected by the Junta de Extremadura. He submitted allegations to the enforcement program in November and they have not yet been resolved.

Mobility questions access to the Bogaris retail park

The KFC restaurant or the Kiwoko pet store are some of the brands associated with the N-630 median park. Carrefour and Bogaris have signed an agreement to share accesses and parking in an area that is gaining strength as the commercial hub of the city, Avenida del Ferrocarril and the N-521.

However, bureaucratic procedures drag on. The City Council confirmed yesterday that “there has been a Highway report in which some considerations are put on the table regarding access.”

They point out from the Government team that when these objections are resolved “by the company and administration, we will proceed to the final approval resolution with the answer to the allegations.”
